Improved technology plays a significant role in the way we now perform these tasks. The most profound improvements have been in the evolution and proliferation of communication.

Computer technology with all its advancements and refinements has been the main source of change and transition we have experienced and enjoyed. Faster, improved and more user-friendly applications have created a significant and long-lasting impact on the business of HOA management.

Our company is structured to deliver the expectations of associations and other common interest developments, with sophisticated property management programs and techniques with improved methods of data management software adaptable in its platforms, applications and integrations. 


Our focus is to ensure that all aspects of the association are professionally managed through our various management functions of:


Facilities Maintenance

 The building maintenance function is limited to be performed under the direction of a licensed general contractor, to assure that buildings and other facilities of the Association are properly maintained. Well maintained properties typically have a greater value than properties not well maintained. Moreover, the CC&Rs mandate the Board of Directors to keep the property properly maintained.

Landscape Management

Landscape Maintenance like building maintenance is a specialized field that require unique education, training and expertise. It is apparent that the beauty of property is significantly affected by the beauty and condition of the landscaping. Landscaping management requires a working knowledge of plants, trees, shrubs, flowers, fertilizer, trimming, planting soil conditions, soil erosion, lawns and irrigations, valves and timers. When reviewing an associations financial report, it is apparent that landscape is one of the most expensive line item.

Education and Training

Educating and training our employees and Board of Directors, are at the center of our culture and is number one on our agenda, as we want our employees to be more skilled and to be better at their jobs, and our Boards to be able to make well informed decisions, as they are running the business of the Association. We feel if we make training a significant priority, we must do it right, as training helps establish a consistent culture.


We certainly believe if everyone is on the same page on that culture, our organization and associations will work better and we will be able to retain our employees in our industry and have well run associations.

She organized community events and even held a potluck budget planning meeting. We were dumping thousands of dollars down the drain because of lift station issues, she immediately put the system on a maintenance program and had an alarm installed that would automatically send out the contractors to restore the system when it failed. Merlene completely turned this property around. She was the best property manager that ever managed this property. It was a very sad day when she moved.
